Join the Northern Ohio Chapter as we proudly welcome Chip Watts, CPM, CCIM, Senior Vice President, IREM National and President of Watts Realty Company, as he visits our chapter for our annual meeting. Chip will address the membership on the corporate real estate market outlook around the country, what we can expect in the future and how IREM can help you in your business and/or career.

Following Chip Watts, we will highlight Snavely Development's new project on the northwest corner of W. 25th Street & Detroit. Featuring Peter Snavely, Vice President of Development of Snavely Group who will highlight the significant transformation underway. Under the leadership of Snavely Group, with partners Brown, Gibbons, Lang & Company and the Orlean Company, a $60 million development will remake a key intersection at the juncture between downtown and the near west side of Cleveland. The mixed-use, mixed-income development includes land on the north and south sides of Detroit Avenue. Sitting on the north side of the street, new construction will consist of 194 market rate apartments and 30,000 SF of commercial space. Residents will occupy four floors of studio, one and two bedroom apartments and enjoy exclusive amenities like temperature-controlled underground parking, a luxury hotel-style pool, a full-service gym and an indoor dog washing station. First floor commercial tenants will include an educational facility occupied by the Music Settlement; a locally-sourced grocery store, the Grocery; and retail space. On the southwest corner, a rehab of the historic Forest City Bank Building will bring to the neighborhood a co-working facility run by the Beauty Shoppe, a new-to-Cleveland restaurant concept and 38 affordable apartments.

Snavely Group is also a proud partner in the planning of a new neighborhood park, now under development, at Irishtown Bend sitting on the southeast corner of West 25th and Detroit. Currently under construction, the project is expected to be complete by June 2018.

Following the luncheon there will be an optional hard hat tour of the West 25th construction site.


Chip Watts, CPM, CCIM is a Senior Vice President of the Institute of Real Estate Management (IREM).  He is President and Executive CPM for Watts Realty Co., Inc., AMO, in Birmingham, Alabama. He started his real estate career in 1998 as General Manager of Watts Realty, and earned his current title in 2006. During his tenure, he received the Centennial Award from the Birmingham Regional Chamber of Commerce and the AMO accreditation on behalf of the company.

Watts earned his CPM designation in 2004 and his Certified Commercial Investment Member (CCIM) designation in 2002. He served as the 2008 president of IREM’s Alabama Chapter and the 2009 president of the CCIM Institute’s Alabama Chapter. Watts served for two years as an IREM regional vice president. He also chaired the IREM Chapter Leadership Forum, the AMO Taskforce, and has been a long-time member of the IREM Governing Council.

Also in 2008, he was honored by the Birmingham Association of REALTORS with its “REALTOR of the Year” award and served as its President in 2014. Along with his professional affiliations, Watts is very involved in his community. Over the past 16 years, he has been active in the Birmingham Metropolitan YMCA, currently serving as a Board Member, and was honored by the organization as its 2007 “Adult Volunteer of the Year.”  He received the YMCA's highest volunteer award by becoming a member of the prestigious Order of the Red Triangle in 2012. Watts is also a 1996 graduate of Auburn University.

Watts is a member of IREM Alabama Chapter 43.

In his role as vice president at Snavely Group, Peter focuses on placemaking and community development. He is a passionate, forward-thinking leader who aims to build strong, connected neighborhoods through civic-minded collaboration. Pete’s responsibilities include overseeing the company’s real estate holdings in Ohio and Colorado as well as identifying strategic underutilized neighborhood assets that can be repositioned to create social and economic value. Peter manages acquisition, design, stakeholder outreach, governmental approvals, financial structuring, leasing, construction and property management.
