Assistant Property Manager needed in an established upscale lakefront condominium association. Looking for an experienced professional to assist our general manager across a broad range of duties that ultimately support property value and deliver a superior lifestyle experience for all residents.

The ideal candidate will have the skills listed below, and proven experience in the following areas:

  • Customer service focused interaction with staff, residents, contractors
  • Ability to read and understand blueprints and architectural drawings.
  • Staff supervision and performance evaluation.
  • Familiarity with construction budgeting and expense management.
  • Ability to prioritize and manage multiple tasks simultaneously.
  • Familiarity with housekeeping functions and equipment.
  • Experience using or familiarity with a broad range of tools and equipment (no on-the-job use is typically required).
  • Demonstrated familiarity with lighting, electrical, plumbing functions.
  • Familiarity with HVAC operations.
  • Direct experience in residential remodel and rehab
  • Good working knowledge of Microsoft Word and Excel
  • Ability and track record of working well both as a team player and independently.


Normal working hours are 8:00am – 4:30pm M-F. Attendance at monthly association meetings one evening per month is required. After hours emergencies are rare but can occur. SUPERIOR ORGANIZATION AND COMMUNICATION SKILLS ARE REQUIRED. Must be able to lift and move 50 lbs. Extensive walking is required.

Property Manager
The Property Manager (“PM”) assists the Associations Board of Directors in preserving and increasing the value of the property as well as enhancing building services. The PM implements the directives and policies of the Board of Trustees as well as provides input into the development thereof. The PM is responsible for the management of the day-to-day operations of the property.

Job Responsibilities:

• Regular inspections of the entire property and all building systems to ensure good working order
• Quickly responds to and resolve emergency maintenance and repair issues
• Develop, monitor and evaluate preventative maintenance plans for all building operating systems
• Develop, monitor and evaluate building services
• Development of capital replacement projects
• Identify, prioritize, budget and schedule needed repairs/renovations
• Evaluate quality of maintenance and repair work
• Negotiate contracts with vendors, including regulated utility services
• Hiring, firing, supervision, scheduling, direction, control and evaluation of the staff with Board input
• Prepare detailed bid specification packages for contracted services, repair/renovation work and capital projects
• Keep open dialogue with all residents, enforce terms of Association’s Declaration, Bylaws and Rules, resolves resident complains, oversee legal proceedings where necessary
• Assist in creating monthly financial operating reports, annual budget, collecting deposits, fees and assessments
• Review and approve all accounts payables, compiling data for financial reports, evaluate and report on financial performance in relation to the budget
• Maintain records, reports and files
• Review, understand and negotiate all required insurance coverage policies
• Develop and maintain systems to monitor performance and goals

Required Qualifications:
• Significant property management experienced as evidenced by prior experience
• Strong interpersonal & business communication skills (written and oral)
• Strong negotiating skills as evidenced by prior property management experience
• Strong administrative skills as evidenced by prior property management experience
• Excellent qualitative analysis skills as evidenced by prior property management experience
• High level of organization and attention to detail
• Competence with office management software, including Word and Excel
• Knowledge of financial reporting and budgeting
• Knowledge of architectural plans, processes and systems
• Knowledge of building systems operations (HVAC, electrical, mechanical, elevator, plumbing, water, sewer, security, communication and information systems, drainage, roofing, foundation and structural)
• Familiar with applicable local, state and federal laws and regulations, particularly Ohio condominium law, Americans with Disabilities Act, labor and employment concerns
• Course work and/or certification in accounting, finance, real estate and building systems (preferred)
• Licensed Real Estate Agent (preferred)

Manages all aspects of 200 Public Square, a 1.3 MSF multi-tenanted office tower in downtown Cleveland. Oversees all marketing, operations and financial activities.


Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.

Ensures periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as necessary. Contracts for and supervises vendor services as required.

At owner's discretion, markets and leases the property, qualifying and showing space to prospective tenants, and negotiating new leases and lease renewals. Coordinates tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.

Acts as primary contact with property owners to ensure that objectives as being met. Prepares and delivers timely, accurate and complete reports.

Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances.

Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as necessary.
